Currently FHA mortgages only require a down payment of 2.25% with a total of 3% minimum investment from the buyer. Get ready folks! That's going to change as of January 1, 2009. The down payment minimum will jump to 3.50%. This changes comes after the current implementation of increased monthly mortgage and up front mortgage insurance requirements.

Clearly, if you are considering a purchase in the future you should try to move up your plans in order to save you money at closing. Don't wait until income tax time time or after the holidays, take actions now to purchase while rates are still historically low. Contact us if you need further info or want to get pre-qualified. It's FREE. No obligation.

Maryland has one of the best home buyer programs available. You can get up to 3% of the purchase price to apply towards your prepaid items and closing costs. In addition to the grant money you may be able to ask the seller to help with the balance of prepaid items and closing costs too! If you have above average credit you may even be able to get CASH BACK AT CLOSING!!! I know it sounds too good to be true but it is! We've helped many buyers do just that by working together and structuring their mortgage loan correctly in the beginning of the negotiation process. You can visit the website to read more about this wonderful program available to Maryland home buyers. You don't necessarily have to be a first time buyer to use this program in some circumstances and we can help you determine your eligibility if you want to contact us.

We are on the approved Lender list on the website mentioned so you can feel secure in our knowledge of the program and its guideline requirements. There are income limits, but they are very generous, and there are credit and income requirements as well. If you'd like to discuss your options privately, please email us or call. We're available every day, 10am - 10pm to serve you best!

Welcome visitors!

You must be here because you are interested in learning more about GRANT PROGRAMS that may be available to you in your quest to become a home owner in the State of Maryland. Hopefully we'll be able to provide some insight for you here and you'll consider contacting us to determine your eligibility.

Most programs have variables in order for buyers to qualify. We'll highlight a particular program each week so check back for new information often.

My daughter and I are both mortgage loan officers and specialize in working with 1st time buyers. We find it very rewarding to be included in the home buying process with excited new buyers! Knowledge is power and we provide as much information as possible to help our buyers feel confident they're making the correct decisions. Hopefully this blog will provide you with helpful information as well.

If you have questions, please feel free to ask. We'll try to help you too!
